What Should Go Here? 191st and La Grange
You might know it as the vacant lot north of Mindy's Ribs, but what would you like to see on the property on the northwest corner of La Grange Road and 191st Street?
The property north of Mindy's Ribs. The southwest corner of La Grange and I-80 or the northwest corner of La Grange and 191st.
The empty lot goes by many names. What would you like to see go there?
High-end shopping? Discount groceries? A Big Lots? Cash for Gold? HHGregg? Abercombie and Fitch?

Anything at this point! Seriously though, "high-end" probably won't cut it in todays economy.

My suggestion would be a nice hotel or motel. The location is right off of I-80 and this would bring in other business such as eateries and shopping. A hotel with a banquet hall would be another venue for weddings and business events. An indoor pool or waterpark that would be available for members of the community would be nice as well.

It they would stop turing down Tilted Kilt...that would a great idea...or even a GameWorks. The Rent is too expensive for anything to survive anywhere over there.

A high-end shop selling refurbished items. Give free rent to the proprietor for a few months to get established. A carpenter could fix furniture, sand, stain and reupholster. A woman's touch (designer) would be great. Lamps rewired, cleaned up with modern lamp shades. A real Hodge Podge of items that are recycled--NOT JUNK--gently used and given a new life!

I agree with Jill. Enough with the "high-end" ideas and high rent. I think that's how we lost other businesses. What we need is a book store, craft store, gift shop, antique store. Maybe a little general store like Frankfort has. We need places where we can SHOP not Drs. or Dentists or real estate offices, etc. I am REALLY getting tired of towns around us getting everything and we get nothing and have to go outside our town to shop.

To me, "high-end" makes us sound like snobs. Some great ideas Joann! And I agree - New Lenox is going to be booming - Sounds like Portillos might be in their future. New Lenox was always nothing to me, but look at them growing now!

I always hear people say Mokena needs more development in order to lower our property taxes but I'm not sure I buy into that logic. I look at villages like Palos Park and Palos Heights. They have had very little retail development over the last 40 years while Orland Park gobbled up everything. How much higher are the property taxes in Palos as opposed to Orland Park? Do villages need to compromise charm and identity? Has anyone driven down LaGrange road in Orland lately? Alot of abandoned buildings and failed business. The fault of the economy not Orland. Don't get me wrong it's still a shopping hub but with alot of congestion. Are the taxes in Orland Park that much better than Palos for it to be worth it? Just asking.

I think the best thing to put in that location would be a high-end restaurant. Not so much a steakhouse like Mr. Benny's, but something like CoopersHawk or even Rock Bottom. Mokena/Frankfort doesn't have any 5 star restaurants and if there was a place to get good food for somewhere around 20-25 dollars a plate, people will go.
Also, it would be nice to see a good burger chain restaurant like Five Guys or Meatheads or Chipotle since all of those restaurants are in New Lenox or Orland Park.
Food is always a good draw, and the demand for those types of restaurants are high. It's not everday you hear of a Chipotle or a five-star restaurant (that is actually good) closing down.

Eric, in the next few months two new restaurants are scheduled to open in that area. Scrementi's Italian Grill and Legends. Hopefully one or both will help fill the need.

I agree with Jill also. No more high-end businesses. What about something that looks like high-end without the cost of being so? Everyone is either driving thru Mokena to get to Orland or they are driving through Mokena to get to Frankfort/New Lenox. What ever it is, we need to stop them from driving through and get people to shop Mokena. And yes Jill, New Lenox is getting Portillos so know I will be driving through Mokena to New Lenox when it opens!! Not saying another restaurant in the area is the answer BUT is the two restaurants going in that location appropriate?? Gotta think people!!
